Home is in a brand new building with great amenities. Apartment is located in the heart of University City. The building is in close proximity to CHOP, VA Medical Center, UPenn and Drexel. This is a 2 BR/2BTH home. Amenities include: 24/7 fitness center, seasonal heated salt water pool on the sixth floor and panoramic city views. Home is pet-friendly but comes with fees (please ask about restricted breeds), washer/dryer, stainless steel appliances, and floor-to-ceiling windows.


We are professional hosts. We are here for you every step of the way. We even have a 24/7 emergency contact center. So that we are available to you anytime of the day or night


The neighborhood is fantastic, and being in the heart of University City, there is a active community with fantastic restaurants. There are people around the neighborhood 24/7 since we are really close to both UPenn and Drexel as well as CHOP. For being in a busy section of University City, the building is very quiet at night.


In order to maintain a safe environment for all guests, we are required to have all guests verified and pass a screening requirement that looks at the following, those guests who do not pass or do not give us permission to verify them will not be allowed entry. We will check for suitability using Public Record DataBase.

You can access all amenities in the building.

Please note: We use a noise monitoring device on the property to ensure that our guests are being good neighbors; It does NOT record actual sounds or conversations, it simply monitors the noise level (measured in decibels). Quiet hours are observed from 9 pm-8 am. Violators will be charged a $200 fine. This property may use NoiseAware technology to ensure the comfort and security of the guest. Tampering with the device is strictly prohibited and will result in a $200 fine.

Prior to your arrival, we will take pictures of the keys/fobs for the home. (Where applicable)
If the same number of keys/fobs are not left as assigned on your departure for security purposes we will have to replace all locks and pass the expense of this onto you. The costs would be as follows. Remove and Replace old lock $250-$450 depending on the lock needing to be replaced. Each fob will be $150. Mailbox lock removal and replacement keys $150


Beautiful views of Philadelphia and the building has incredible amenities- 2 lobbies, pool table, great fitness center, pool, and green space outside.


Great access to public transportation from here. Walking distance to : ChOP, UPenn, Drexel, and VA Medical Center.

Please note that we are unable to send your arrival instructions or allow entry until ALL 4 of these questions are answered. House Policy Agreement will be sent to your email and needs to be signed prior to check-in.  We apologize for the need to do this, sadly a few bad apples have caused the need for these extra steps.

Additional Note: We only provide toiletries good for the first 24-48 hour use. Please bring your own or purchase at the nearby grocery stores or pharmacies for longer stays.

Check-in at 3601 Market St or Arrive University is ONLY until 10 PM. We are not liable for unsuccessful check-in beyond 10 PM. We are also not responsible for reimbursements of any accommodations and for refunding the entire reservation due to unsuccessful check-in beyond 10 PM.

Pool is subject to availability due to cleaning schedule changes and COVID restrictions. If you would like to use the pool please message us ahead of the time so we can confirm the availability for you.

For 1-28 days parking, please refer to the parking info posted in the photos and you may send an email to them directly.

For 29 days and more, please send us a message to confirm availability. It is advisable that you pay the parking in advance to guarantee a slot.

Pet Policy
We know that your dog is like family and we just love pets, and would love to welcome your dog with you. However the building requires us to follow certain protocol.
If you are bringing a dog, please provide the following information before you book
1) Breed of your dog
2) Weight of your dog
3) Be agreeable to a $25 per night pet fee up to a maximum of $300

Beyond monitoring the situation, we are taking active measures to ensure our office is
thoroughly cleaned daily, maintenance will be wearing proper protective equipment when
entering apartments and we will continue to keep you informed as we take additional action.
As a reminder, do not forget to wash your hand frequently, cover your nose and mouth with a
tissue when you have to sneeze or cough and stay home if you are feeling sick. Thank you for your cooperation and patience in this matter.

House Rules

Only two (2) guests per apartment are allowed at the Pool.


Parking - Please park at your own risk. Sadly we cannot accept any responsibility for any loss or damage to any vehicle. Think of it as, who would be responsible for your vehicle if you parked in your local town.

No Smoking - smoking in the unit will result in a minimum odor removal fee of $350-$600 (depending on severity) to help cover the cost of odor removal and/or steam cleaning.

No Parties or Gatherings - Violation of this rule may result in termination of stay without refund as well as a minimum $500 fine. A gathering is defined as 2 or more unapproved guests at the property, meaning 2 persons more than the # of guests you have stated will reside in the home during the stay. The unapproved visitor fee will also be applied resulting in a higher fine.

No Animals - Having animals in the unit at any time (without expressed prior written approval) may result in termination of stay without refund as well as a minimum sanitation fee in the range of $300-$500.

Unapproved late check outs are not allowed (unless provided in writing) and will have a minimum fee of $100. If you wish to have a late check out please ask for written permission prior to your check out time.

No Visitors - We do not allow any unapproved visitors during your stay. Violation of this rule will result in a $50 per visitor per night, Example: If you have booked for 3 nights, and are found to have an unapproved visitor, you will be charged $50 per visitor per night = total $150 per visitor. We can approve a visitor if you add the visitor at the time of the reservation as a guest, or during your stay by sending us an email and gaining approval in writing.

No Illegal Activity - There is absolutely no illegal activity in our units. If this is found, then there will be a minimum fine of $350 and immediate removal from the unit without refund.

No Mail/Packages - Unless by expressed permission and then only upon receipt of a refundable security deposit of $100 to cover the safe return of the mail key prior to your departure.

We have quiet hours for our unit from 10PM to 8AM everyday including holidays. Violation of this rule may result in removal from the unit without refund in addition to a $150 minimum fine.
False Maintenance Fee - If there is an issue reported at the property by you or a guest of yours that is not a true issue when a maintenance technician arrives at the property due to user error then there may be a minimum fee of $100 per occurrence.

Please do not leave your luggage or belongings behind in the unit. Anything left behind will be considered abandoned. If in fact we do have your belongings after your stay the following charges will apply:
$25 Mailing fee separate from the cost of postage and storage fee.
$25 per day storage fee.

Reservations that are canceled may be subject to credit card processing fees in the amount of 3% may be charged to cover fees that we cannot recover.

SCREENING POLICY We take our fellow guests' and neighbors' safety and security very seriously. As a result, we have screening software in place that provides a pass or fail result based on the guest's background, including criminal history, and other factors to determine if the guest is likely to break our house rules by making a reservation with us you agree to allow us to perform these checks and determine your suitability. Guest screening is the process of proactively assessing the risk posed by each guest through legal, non-discriminatory, and detailed checks. Note: This would apply to the following platforms, VRBO, Urhip Website, Google, HometoGo, and Holidu.

Please note: In the event of a clogged toilet, we have provided you with a plunger in the home for you to clear the toilet, if however you require us to come out and clear the clog the following fee will apply $150.00 if after or outside of business hours or $95 during business hours. If when we arrive we find that the reason for the clog was because of an issue with the physical toilet there this fee will be refunded

Our apartment was clean and nice. Good location for what we needed. Be careful of not having your key fob as I was stuck for a bit without it. Parking is what loses a star here. If you leave for awhile ($30 from night prior), then come back, go to the apartment, leave again for dinner ($30 again), then come back after (another $30 for overnight), you will have paid $90 for one day to park at the apartment.

This condo was the perfect place to stay in Philly! Beautiful views, comfy beds. It was safe and secure and the pool was great and not crowded at all when we were there. This was the perfect place for my family to stay while we were looking at colleges for my daughter!

Great Location/Uncfortable Beds
The apartment was clean, modern, and well kept. We had two big bathrooms and two nice sized bedrooms. Everything you'd need in a kitchen was there - from measuring spoons to pot holders to pans and a blender! Bernadette and her team were prompt in all responses, and very pleasant to interact with. Our only complaint is about the bedrooms. Each room had a full sized bed on a platform style frame. The platforms did not have bunke boards or a box springs, so the mattresses were laid right across the bars of the bed frame. This alone is very uncomfortable , but was made worse by the mattresses themselves, which were hard as a rocks - I actually thought I was sleeping on a boxspring wihtout a mattress at one point. When I contacted Berndatte & Co they said they could not get any sort of mattress topper to the apartment during our stay - stating that it would take a week to arrive if they ordered it while I was there. When I offered to buy one and leave it in the apartment (assuming they would reimburse me), she said she couldn't but I could buy a mattress topper and bring it with me when I left. I found this really strange because there is same day delivery from places like target, and overnight shipping from amazon, and you would think the comfort of a bed in an air bnb would be top priority...the last thing that was not great was that the bedrooms had floor to ceiling windows (full walls of windows) with blinds that let all the sunlight in as soon as the sun comes up...why wouldn't you put blackout shades in? If you don't need to wake up at the crack of dawn, you should have the option not to, especially if you are travelling for pleasure. These two negatives will inform future stays at air bnbs for me, so at least I learned something!

The perfect accomodations
Our family (2 adults 2 children) stayed here while our daughter was being treated at CHOP. It was a great location, very convenient to get to and from the hospital. There is a market across the street and another Market (Heirloom market) a block and a half away. Several restaurants within walking distance. The unit is very clean and comfortable and the beds are comfortable. The kitchen is nicely equipped with all the necessities. Everyone at the front desk is friendly and URHIP has fast responses to anything you may need while you are staying there. It was perfect for our family. We would stay here again. So much nicer than a hotel and a lot more space.
