NICHE was born from the desire to create a beautiful space with flexible stays and housing in University City. If you’re in town for a visit, for a few months, or even a year, we have a room suited for you.
NICHE is a distinctive, historic property - no two rooms are the same. We offer truly custom accommodations. NICHE offers two types of units: The NICHE Rooms and The Custom Stay Studios.
The NICHE Rooms are ideal for shorter stays, with access to our beautiful lounge, for working or relaxing, and the private garden - they, of course include access to all property amenities.
Interaction
We are professional hosts with customized service at our core, which means we're here as much or as little as you prefer. If you don't need us, you won't see us, but never hesitate to ask for anything you do need.
Neighborhood
Philadelphia is known for its history, art, prestigious universities and institutions. University City/West Philly is a true melting pot of food, culture, music and art. The area holds some of the cities most beloved parks, museums, restaurants and venues. At NICHE you’ll be in the midst of endless opportunities to explore what West Philly has to offer.
The area has a Walk Score of 97/100 - a “walker’s Paradise”. Moving around the city doesn’t necessarily require a car. There is a large parking garage 2 blocks from our front door to keep your car while you stay with us. NICHE is a two minute walk from Philadelphia’s main subway line (the Market Frankford Line) which will take you to the heart of center city in less than 5 minutes.
We are a 5 minute drive from Children’s Hospital of Philadelphia or a 16-min walk. If you prefer cycle, you can do that in just 6 mins. We are also minutes from University of Pennsylvania’s campus.
Access
You’ll have keyless access to your unit and all building entrances (front and rear) with a personalized key code that will be sent to you after booking.
Please note: We use a noise monitoring device on the property to ensure that our guests are being good neighbors; It does NOT record actual sounds or conversations, it simply monitors the noise level (measured in decibels). Quiet hours are observed from 9 pm-8 am. Violators will be charged a $200 fine. This property may use NoiseAware technology to ensure the comfort and security of the guest. Tampering with the device is strictly prohibited and will result in a $200 fine.
Keys/FOBS:
Prior to your arrival, we will take pictures of the keys/fobs for the home. (Where applicable)
If the same number of keys/fobs are not left as assigned on your departure for security purposes we will have to replace all locks and pass the expense of this onto you. The costs would be as follows. Remove and Replace old lock $250-$450 depending on the lock needing to be replaced. Each fob will be $150. Mailbox lock removal and replacement keys $150
House Policy Agreement will be sent to your email and needs to be signed prior to check-in.
Space
The Custom Stay Studios are ideal for short or longer stays. They include access to all amenities - lounge, front porch outdoor seating, and the private garden. In the unit, you’ll find a queen-sized Tuft and Needle mattress with storage drawers beneath, a cafe table for dining or work with two chairs, a mini fridge, and a flat screen TV (WiFi, local channels, and house Netflix account included). In addition, The Studio’s offer more space as well as a small kitchen. The kitchen includes a mini fridge with freezer, upper and lower storage cabinets, stainless steel sink, ceramic glass surface electric cook top, and is fully equipped with cooking and dining essentials. Common laundry washer/dryers are located on the first floor for your convenience.
The NICHE Studios are units 1A, 1B, 2A, 3A, 3E - remember each of these units are unique.

Notes
This is a no-party, no smoking, no pets allowed building. Please note that there are also no elevators in the building. A fully ADA compliant access paths available with chair lift, providing access to the first-floor rooms. The first-floor rooms include one fully ADA accessible unit (1B) and one semi-ADA accessible unit (1A). Please contact us for more information regarding these units and with any questions about accessibility.

Please Note: There is a restaurant on site and while this can be very convenient to some, the restaurant does from time to time play loud music which can be heard from your rooms up to approx 11:30 pm in the evening.

Please be informed that we are unable to send your arrival instructions or allow entry until ALL 4 of these questions are answered. House Policy Agreement will be sent to your email and needs to be signed prior to check-in. We apologize for the need to do this, sadly a few bad apples have caused the need for these extra steps.
PLEASE NOTE: These buildings are of new construction and when built, they were built where the whole building has either all heat or all AC, the downside to this is during shoulder seasons, its likely that we will have both hot days and cold days, when this happens you may want heat, but not be able to obtain heat for example, in these cases we keep some heaters on standby for you. Just ask for them and we will deliver.
Additional Note: We only provide toiletries good for the first 24-48 hour use. Please bring your own or purchase at the nearby grocery stores or pharmacies for longer stays.
House Rules
Quiet Hours from 10pm - 7am Strictly no parties or gatherings of more than 4 people
HOUSE RULES:
Parking - Please park at your own risk. Sadly we cannot accept any responsibility for any loss or damage to any vehicle. Think of it as, who would be responsible for your vehicle if you parked in your local town.
No Smoking - smoking in the unit will result in a minimum odor removal fee of $350-$600 (depending on severity) to help cover the cost of odor removal and/or steam cleaning.
No Parties or Gatherings - Violation of this rule may result in termination of stay without refund as well as a minimum $500 fine. A gathering is defined as 2 or more unapproved guests at the property, meaning 2 persons more than the # of guests you have stated will reside in the home during the stay. The unapproved visitor fee will also be applied resulting in a higher fine.
No Animals - Having animals in the unit at any time (without expressed prior written approval) may result in termination of stay without refund as well as a minimum sanitation fee in the range of $300-$500.
Unapproved late check outs are not allowed (unless provided in writing) and will have a minimum fee of $100. If you wish to have a late check out please ask for written permission prior to your check out time.
No Visitors - We do not allow any unapproved visitors during your stay. Violation of this rule will result in a $50 per visitor per night, Example: If you have booked for 3 nights, and are found to have an unapproved visitor, you will be charged $50 per visitor per night = total $150 per visitor. We can approve a visitor if you add the visitor at the time of the reservation as a guest, or during your stay by sending us an email and gaining approval in writing.
No Illegal Activity - There is absolutely no illegal activity in our units. If this is found, then there will be a minimum fine of $350 and immediate removal from the unit without refund.
No Mail/Packages - Unless by expressed permission and then only upon receipt of a refundable security deposit of $100 to cover the safe return of the mail key prior to your departure.
We have quiet hours for our unit from 10PM to 8AM everyday including holidays. Violation of this rule may result in removal from the unit without refund in addition to a $150 minimum fine.
False Maintenance Fee - If there is an issue reported at the property by you or a guest of yours that is not a true issue when a maintenance technician arrives at the property due to user error then there may be a minimum fee of $100 per occurrence.
Please do not leave your luggage or belongings behind in the unit. Anything left behind will be considered abandoned. If in fact we do have your belongings after your stay the following charges will apply:
$25 Mailing fee separate from the cost of postage and storage fee.
$25 per day storage fee.
Reservations that are canceled may be subject to credit card processing fees in the amount of 3% may be charged to cover fees that we cannot recover.
IMPORTANT: GUEST WHO WISHED TO CANCEL AND IS ELIGIBLE FOR A REFUND MAY REFUND THE BOOKING AMOUNT EXCLUDING FEES.

Please note: In the event of a clogged toilet, we have provided you with a plunger in the home for you to clear the toilet, if however you require us to come out and clear the clog the following fee will apply $150.00 if after or outside of business hours or $95 during business hours. If when we arrive we find that the reason for the clog was because of an issue with the physical toilet there this fee will be refunded
