NICHE was born from the desire to create a beautiful space with flexible stays and housing in University City. If you’re in town for a visit, for a few months, or even a year, we have a room suited for you.
NICHE is a distinctive, historic property - no two rooms are the same. We offer truly custom accommodations. NICHE offers two types of units: The NICHE Rooms and The Custom Stay Studios.
The NICHE Rooms are ideal for shorter stays, with access to our beautiful lounge, for working or relaxing, and the private garden - they, of course include access to all property amenities.
We are professional hosts with customized service at our core, which means we're here as much or as little as you prefer. If you don't need us, you won't see us, but never hesitate to ask for anything you do need.
Philadelphia is known for its history, art, prestigious universities and institutions. University City/West Philly is a true melting pot of food, culture, music and art. The area holds some of the cities most beloved parks, museums, restaurants and venues. At NICHE you’ll be in the midst of endless opportunities to explore what West Philly has to offer.
The area has a Walk Score of 97/100 - a “walker’s Paradise”. Moving around the city doesn’t necessarily require a car. There is a large parking garage 2 blocks from our front door to keep your car while you stay with us. NICHE is a two minute walk from Philadelphia’s main subway line (the Market Frankford Line) which will take you to the heart of center city in less than 5 minutes.
We are a 5 minute drive from Children’s Hospital of Philadelphia or a 16-min walk. If you prefer cycle, you can do that in just 6 mins. We are also minutes from University of Pennsylvania’s campus.
You’ll have key less access to your unit and all building entrances (front and rear) with a personalized key code that will be sent to you after booking.
Please note: We use a noise monitoring device on the property to ensure that our guests are being good neighbors; It does NOT record actual sounds or conversations, it simply monitors the noise level (measured in decibels). Quiet hours are observed from 9 pm-8 am. Violators will be charged a $200 fine. This property may use NoiseAware technology to ensure the comfort and security of the guest. Tampering with the device is strictly prohibited and will result in a $200 fine.
Prior to your arrival, we will take pictures of the keys/fobs for the home. (Where applicable)
If the same number of keys/fobs are not left as assigned on your departure for security purposes we will have to replace all locks and pass the expense of this onto you. The costs would be as follows. Remove and Replace old lock $250-$450 depending on the lock needing to be replaced. Each fob will be $150. Mailbox lock removal and replacement keys $150

The NICHE Rooms are ideal for shorter stays and include access to our beautiful lounge, front porch outdoor seating, and the private garden. In the room, you’ll find a queen-sized Tuft and Needle mattress with storage drawers beneath, a cafe table for dining or work with two chairs, a mini fridge, and a flat screen TV (WiFi, local channels, and house Netflix account included). Common laundry washer/dryers are located on the first floor for your convenience, if needed.
The NICHE Rooms are units 2B, 2C, 2D, 2E, 3B, 3C, 3D - remember each of these units are unique.
The Custom Stay Studios are ideal for short or longer stays. They include access to all amenities - lounge, front porch outdoor seating, and the private garden. In the unit, you’ll find a queen-sized Tuft and Needle mattress with storage drawers beneath, a cafe table for dining or work with two chairs, a mini fridge, and a flat screen TV (WiFi, local channels, and house Netflix account included). In addition, The Studio’s offer more space as well as a small kitchen. The kitchen includes a mini fridge with freezer, upper and lower storage cabinets, stainless steel sink, ceramic glass surface electric cook top, and is fully equipped with cooking and dining essentials. Common laundry washer/dryers are located on the first floor for your convenience.
The NICHE Studios are units 1A, 1B, 2A, 3A, 3E - remember each of these units are unique.

This is a no-party, no smoking, no pets allowed building. Please note that there are also no elevators in the building. A fully ADA compliant access paths available with chair lift, providing access to the first-floor rooms. The first-floor rooms include one fully ADA accessible unit (1B) and one semi-ADA accessible unit (1A). Excited but Unsatisfied
When preparing for this trip we were excited for the room. A one bedroom studio in Philadelphia sounds amazing and the restroom alone left us prepared for a spa-like experience.
However, the code for the door did not seem to work when we were first getting in. We called the line about it because it was around 10PM at night on a busy street. We finally discovered the door was VERY difficult to open. No big deal...lesson learned.
However, we arrived to a room that was hot. In fact, during our stay it was hot more than it was cold. The inability for us to control our air was unacceptable. Even in hotel rooms with 100s of rooms , each room can be individually controlled by the inhabitants. We reached out to NICHE and they said their technicians would handle it. We thought that meant it would get fixed and we would then take control of the thermostat. However, for our three nights of stays the thermostat would fluctuate between a reading that said "WAIT" and "73" degrees. We were hot most nights and it was difficult to sleep. We really almost left and went somewhere. I convinced my husband to endure.
The towel situation was also unacceptable. For a three night stay we came to a room that had two body drying towels (one much larger than the other) and two hand towels. There were no face towels/wash cloths. Again, four towels total, none of them washcloths. So, after our first night I reached out to NICHE and asked for more towels. Someone came that day (while we were gone) and left two face towels on the table. TWO! We had a three night stay and they brought two face towels? The second night when I needed more (pardon us for wanting a different face towel each day to wash our face and bodies) instead of emailing them I just used the washer and dryer in the hall to wash what we already had. Not ideal, but I was tired of reaching out to NICHE at this point.
Finally, I received an email the morning after our second night that asked us to watch our noise level. I asked when the noise level reached a high mark and was told the meter alerted them two times, both times within the 1 AM hours. We were sleep during these times! So, whatever noise was present at 1 AM should have set off alerts during all other hours we were sleep! This faulty system clearly made the noise monitors an issue. NICHE should only reach out to over-night guests when they're certain the guests have caused issues. NICHE didn't push the issue but it was frustrating to me to receive an alert for sounds (that didn't exist) but not to be able to provide alerts [or changes] for a hot room (that certainly existed).
To their credit, NICHE immediately responded to me when I emailed/texted them. They were extremely responsive. However, multiple issues over several nights of stays have solidified we will never stay with them again.
